99-year ground lease from the Roman Catholic Archdiocese of Brooklyn for the new construction of a 40-story, 204,000 GSF mixed-use building. The building consists of 20,000 SF of Community Space for St. Boniface Roman Catholic Church, which is to become the Newman Parish Center; approximately 180,000 SF of multi-family, rental apartments consisting of 227 total units and approximately 4,000 SF of street front retail space. 70% of the apartment units will be rented at Market Rate and 30% will be affordable to residents making 130% AMI. The project includes the acquisition of approximately 20,000 SF of air-rights from a neighboring property owner.
